Open House Signs
When can signs be installed?
Open House signs can be installed the morning of the open house only.
When must signs be removed?
Immediately after the open house ends, on the same day.
Is HOA approval required?
Yes. In Texas, HOA approval is required for signage when applicable.
Who is responsible for the HOA approval?
The property owner.

What is an HOA?
A homeowner association is an organization responsible for enhancing the lives of a community's residents and for safeguarding the property values of the homes within the community. It does so by establishing rules and guidelines for maintaining the community's overall appearance, overseeing the maintenance and repair of amenities and other community assets, and coordinating activities and events for residents.
What does the HOA lifestyle director do?
Our full-time, on-site lifestyle director is our very own director of fun! This person oversees and implements all of the activities and programming that keep our residents engaged and connected. Activities include gatherings such as fitness classes, wine tastings, cooking demonstrations, arts & crafts, family fun nights, and seasonal celebrations.
What is included in the fee?
HOA dues finance community management and staff, amenity maintenance, operations, and repairs to common space, landscaping, and lifestyle programming.
Who manages the Sandbrock HOA?
A lifestyle management team under CCMC, a community association management company, manages the day-to-day operations of Sandbrock Ranch and its homeowners.

Who can access the Carriage House?
The Carriage House can be accessed by SBR residents and their accompanied guests during our normal operating hours. Residents will not have access to the Carriage House outside of normal business hours or approved events.
Can I rent out Carriage House?
The Carriage House cannot be reserved for private use. The Board has determined that the Carriage House is a location reserved for conducting business in a functional & productive environment. The Carriage House is also a central location for resident/prospect engagement events hosted by our lifestyle team.
Can I host birthday parties at the pool?
Residents are permitted to host birthday parties near the pool, provided the guest count does not exceed the maximum allowed per household. This limit does not include household members.
Are there guest restrictions for the pool?
Residents are allowed 4 additional guests outside of their household.
What are the age restrictions for the amenities?
A resident who is 18 or older must accompany all guests while using each facility.
Am I allowed to make architectural changes to my home?
Yes. Residents are allowed to make changes to their homes, but an architectural modification application is required for any exterior modifications. The application must submitted and approved prior to the start of work, be completed in its entirety, and include the required supporting documents such as drawings, pictures and/or a site plan with listed dimensions (if necessary.)
The application can be emailed to the management team or dropped off at the Carriage House for review by our project committee. The final decision will be emailed to the resident within 30 days or less of submittal.
Do I have to submit an architectural modification for landscaping additions?
An ARC Application may not be required for all landscaping additions or changes, but it can be determined by reviewing the Design Guidelines before starting any project.
The Design Guidelines document includes approved plants, trees, and turf grasses that do not require an application.
Stone beds/borders do require an application submittal.
Is the HOA responsible for my the maintenance of my landscaping?
No. It is the homeowner’s sole responsibility to maintain his or her landscaping.
Are commercial vehicles allowed to be parked in front of my home?
Commercial vehicles shall be parked only in an enclosed garage. Service delivery vehicles may be parked on the property to provide services or make deliveries.
Do I need to notify the association management team if I am hosting an event/party at my home?
No. It is advisable to notify your surrounding neighbors if you expect heavy traffic, but please be mindful of the community-wide standard that addresses “quiet enjoyment” within the CC&Rs.

All governing documents, including the Declarations of Covenants, Conditions, & Restrictions, Residential Bylaws, and approved policies, can be found here.
